Sandy Bay Commercial Bathroom Project

There is a moment when you step into a space and immediately sense whether it was an afterthought — or whether it was intentionally designed and carefully built.

This commercial bathroom facility was ready for transformation. Originally dated and compartmentalised, the layout was constrained by structural masonry walls and ageing services.

The architectural vision, led by Rosevear Stephenson Architects, called for something entirely different: openness, clarity and intuitive circulation.

Our role was to bring that vision to life — structurally, mechanically and materially.

What We Delivered

Structural masonry walls were removed. The internal layout was reconfigured. What had once been rigid and fragmented became open and legible.

Circulation paths were widened. Stall configurations were rebuilt to support equal access and intuitive movement throughout the facility.

At the centre of the design sits a sculptural curved joinery element — the centre core — anchoring the entire space. It defines movement, softens traffic flow and creates order within what was once congestion.

Delivering this required more than careful finishing. It required structural intervention and coordinated rebuilding.

Behind the architectural form, the hydraulic system was completely reconfigured to support automated flushing urinals, in-wall cistern toilet suites and showers with integrated time-flow controls.

The new fixtures reduce touchpoints, improve hygiene and manage water use in a high-traffic environment. Within the centre core, automated tapware, soap dispensers and hand dryers are consolidated into a single, intuitive wash zone — reducing unnecessary cross-traffic and improving user flow.

Above, the entire mechanical ventilation system was replaced. New extraction systems improve air quality, manage humidity and support long-term durability in a demanding wet environment.

Electrical systems were upgraded to support sensor technology and integrated lighting.

Only once structure and services were aligned could the finishes take their place.

Timber-toned laminate wall linings introduce warmth. Impact-resistant compact laminate partitions provide resilience under heavy daily use. Commercial-grade slip-resistant vinyl flooring was installed throughout, engineered for high-traffic wet areas.

The flooring was carefully cut and colour-zoned to establish visual sight lines within the open-plan layout — subtly maintaining privacy for occupants while preserving the openness of the design.

The Result

Everything visible feels calm and intentional.

Everything concealed has been rebuilt to perform.

The result is a commercial facility transformed from the inside out — structurally opened, mechanically upgraded and constructed with precision to realise the architect’s vision.
